Why Do You Need A Roof Tune-up

Obviously you are aware all objects shrink when they get colder, and expand when they get hotter. This phenom is call the co-efficient of expansion of materials.

Your Roof has several fixed objects protruding thru the surface like dormers, plumbing pipes, heating pipes and vents, bath room fan vents, kitchen hood vents,  Furnace vents, Hot water heater vents, Fireplace Chimneys.
Generally the co-efficient of expansion of each of these fixed objects are so small that they can be ignored.

For conversation let's assume that you have a average 1250 sqft house which would be about 54.0 feet long.,
On a Fall Day where the temperature falls to about 40 degrees at night, and rises to about 75 to 80 degrees
during the day, the co-efficient of expansion for that roof for the indicated temperature is estimate to be to
0.50% up to 1.5%. This would indicate that your roof could expand from 1.2 inches up to 3.25 inches everyday. This expansion may be greater during the  summer when temperatures are higher.

Keep in mind that this movement, expansion and contraction of your roof happens every day, 365 days
a year.  Now you must remember that the fixed objects as discussed above that protrude thru your roof
do not move.  However, the roof itself moves, the wear and tear on the Sealing materials that keep the
rain water out will eventually fail if the Roof is not Tuned up at least once a year.

Most everyone is familiar with regular tune-up for cars because when you purchased your car, you got an
Owners manual with it that includes recommended mileage for Oil changes, Tune-ups etc.
